Every enquiry, in one pipeline, fairly shared.

Sales captures enquiries from Facebook and Instagram lead ads, Google Ads lead forms, your website, walk-ins and spreadsheet imports through a single intake, shares them across the telecalling and sales teams in turn, and follows each buyer from first call through site visit, negotiation and booking.

Intake

Every enquiry comes through one door.

Whatever the source, a lead is created the same way, deduplicated the same way and allocated the same way. That is what makes source performance comparable — and what stops a paid ad lead dying in an inbox nobody owns.

Facebook and Instagram lead ads

Meta tells Terra the moment a lead form is submitted. The answers, the form and the ad it came from arrive with the lead — no spreadsheet to download.

Google Ads lead forms

Google sends each lead as the form is submitted, checked against a key only you and Google know.

Your website

Your site sends each enquiry to a private link of its own, and the lead appears with its source attached.

Walk-ins and phone enquiries

Typed in through the same intake, so a walk-in is matched against an existing enquiry instead of becoming a second one.

Bulk and historical

A spreadsheet import through the same door. Rows that match an existing buyer are merged, and the rest are shared across the team.

Portals and WhatsApp

Not connected yet. Enquiries from 99acres, MagicBricks, Housing or WhatsApp are entered or imported for now; direct connections are switched on as each is ready.

Allocation

Distribution is a rota, not a race.

New leads go to telecallers in turn: whoever has gone longest without one gets the next. Anyone marked away is skipped until they are back. When a telecaller qualifies a buyer, the opportunity goes to the next sales executive the same way.

Why this matters commercially

Speed of pickup and quality of close are not the same skill. If allocation rewards only the first, you are quietly routing your best enquiries away from your best closer.

Fair, and explainable
Allocation follows the rota, not whoever refreshes fastest, so a manager can explain any assignment after the fact.
One rota for every source
Leads are not routed by source or by project: a Facebook lead and a walk-in go to the next person in turn alike. A manager can move any lead to someone else by hand.
Reassignment is recorded
Every change of owner is written to the lead’s history — who moved it, from whom, to whom. Leads do not quietly migrate.
The pipeline

First call to booking, with the unit attached.

A lead in Terra is tied to actual inventory, not to a free-text note about what the buyer wanted. A hold on a lead is a hold on a unit.

01
New
Created by intake, deduplicated, allocated and due for first contact.
02
Contacted
A telecaller has reached them. Requirement captured: budget, configuration, facing, floor.
03
Qualified
A genuine buyer with a real budget, handed to a sales executive.
04
Site visit
Scheduled and recorded, with the projects they came to see.
05
Negotiation
Talking price and unit. A flat can be held for them, and an offer waits for a manager.
06
Booked
Token collected against the unit, which moves to booked in inventory. One event, both views.
Day to day

Built for a telecaller’s morning, not a report.

Every call, and how it went
Each call is logged on the lead with its outcome, so whoever picks it up next knows what was said.
Follow-ups that become tomorrow's work
A scheduled follow-up on a lead is what appears on that person’s list the next morning. Nothing depends on remembering.
Live inventory in the conversation
The rep sees availability and the explained alternatives from Inventory without leaving the lead.
A dashboard for the manager
Pipeline by stage, by source and by person — reading the same records the team works in.
One timeline per buyer
Every call, visit, note, hold and reassignment, in order. The handover when someone leaves is the timeline.
